Four Years Later, this House by Two Mile Hollow Beach Might Finally Sell

This house has been languishing on the market for four long years now, gamely listed by Susan Breitenbach at Corcoran. The price back in 2013 was a hefty $19.950 million; the ask has just been lowered again to $17.495 million. But will that be enough? And why hasn’t it sold?

The property does have a lot to offer: 2.3 acres of land close to the ocean, with deeded ocean access. There’s a gunite pool and spa with pool house, tennis court, patios and decking, and even an apple orchard. The house itself is spacious at 8500 square feet with six bedrooms, nine baths, an elevator, and a large finished lower level with rec room, gym, and more.

So why hasn’t the place sold in four long years? Well, look at it.

Bland and anonymous. While there’s nothing terrible, there’s nothing to fall in love with either. For $17.5 million, a buyer wants to fall in love. (And while the deeded ocean access is nice, we need to point out that it’s to a public beach.) Still, it’s entirely possible the latest price cut will do the trick. After all, the current owner paid $15 million for the place ten years ago.
