When this project was begun a year and half ago (or so), we were blown away by the beauty of the design for this Bates+Masi new-build. We tend to adore Bates+Masi houses anyway, but this place really makes the most of the narrow, small (0.3 of an acre) site. There’s a main house with three bedrooms, all en-suite, plus two powder rooms, and a guest cottage with two en-suite bedrooms and a powder room. The main rooms are on the second floor to make the most of the views, and there’s a mahogany roof deck and a lap pool. Everything is lovely and modern.
Just two issues: the price and the location. True, the property is an easy walk to the ocean beach, but it’s also right next to the Atlantic Avenue beach parking lot, which is always jammed in the summer. (Plus, the beach isn’t as private as many.) And the asking price was a similarly spectacular $9.95 million. Ouch! We had our doubts.
Now the property is being repped by Zachary Vichinsky and Cody Vichinsky at Bespoke, and the price has been cut $850K. We have our doubts about $9.1 million too–no matter how spectacular the house, it’s not huge, neither is the plot, and it’s a busy street. We’ll see how it goes.
