The Estates at Royalton is a new 11-unit development on Cox Neck Road in Mattituck designed for horse lovers. Each property will offer a pool and either a pool house (for the non-equestrians) or a barn. The houses are connected by a bridle path to an equestrian center on the property. This arrangement eliminates a lot of the work that is involved keeping a horse on your own property. Staff will maintain the paddocks daily.
Open space on the property can be used for trail riding and there’s even a picnic area where you can tie up your horse and relax at outdoor seating, not to mention a private pond. The main equestrian facility offers an indoor arena, fields for English-style show jumping, boarding, 20 turnouts, and a full staff.
OK, so your horse will be well catered for. How about the humans? There are currently three model homes, from 3800 to 4600 square feet, which can be customized. The North Salem model (above) is $1.8 million, with four bedrooms, three full baths and two half-baths. As for the other two models, the Wellington is $2.2 million and the Hickstead is $2.4 million; both with five bedrooms, five full baths and two half-baths.
Want something more spectacular? The main estate house at Royalton boasts 16,000 square feet, with a grand double staircase foyer entrance. The master bedroom is on the first floor; the second floors offers six en-suite bedrooms. There’s an indoor pool as well as an outdoor pool and 12 acres in all. Asking price is $32 million.
