Love fishing, SUP, water sports (shut it)? Then this is a great little affordable cottage. And we mean both—it’s a teensy 500 square feet and only $269K. The catch is, as so often in Lazy Point, is that you pay ground rent, which is estimated to be $700 a month for the new owner. However, unlike many, the lease is available to anyone, not just East Hampton residents. So if you’re a city dweller who rents every summer, buy instead! Or if you’re a year round Hamptonite who rents their house to someone else for the summer, buy and go here from MD-LD.

So what do you get? A rustic, unpretentious little place with one bedroom, one bath and a sleeping loft. Outside, there’s 0.10 of an acre with plenty of room for chaise longues and Adirondack chairs. Add a fire pit and maybe even an aboveground pool for summer fun.
