A house on Water Mill’s Mill Pond, once home to a fashion licensing pioneer, will host an open house on Saturday, when you can also check out the adjacent property that is being offered as part of the deal.

The modern contemporary home on nearly one-acre at 230 Mill Pond Lane belonged of the late Ruth McCarthy Manton, a journalist, editor and innovative executive in fashion licensing and branding. It is available for the first time since 1972 when Manton purchased the house and the 0.45-acre property next door.

The 3,700-square-foot home and land is for sale with Douglas Elliman’s Marco (Aaron) Curti for $3.995 million. The house and property can also be bought separately.

The generously-sized living room offers a fireplace and vaulted ceilings, while the light-filled sunroom features slate floors, custom built-ins and a fireplace, all overlooking the grounds and pool. The large, updated kitchen provides a dining area and sliding glass doors that lead to a deck that looks out over western exposures on the pond.

The four-bedroom, three-and-a-half-bath home, includes a large master suite that has space for a private sitting room or an office.

The property with the home plus the adjacent buildable lot would give new owners a combined 252 feet of frontage on the pond, as well as a dock.

Alternative pricing is $2.995 million for the house and the building lot is being offered separately at $995,000.

An open house will be held on Saturday from 10 to 11 a.m.
