A Bridgehampton house, asking $21 million, sold last week with Douglas Elliman representing both sides of the deal.
Situated on a rare 1.4-acre lot with a newly built 11,200-square-foot home that enjoys southern views over the Bridgehampton Golf Course, 201 Sagaponack Road was represented by Paul Brennan and Martha Gundersen representing the seller, builders Christopher Peluso and Richard Perrillo, while Michaela Keszler and Paulina Keszler brought the buyer.
Sources familiar with the deal tell us the deal closed at $17 million. The property went on the market in March for $21 million.
“This home has a modern feel featuring a 22-foot great room with a dual-sided white Italian marble fireplace in the center for entertainment and drama, but it still has the warmth and intimacy of a classical shingled Hamptons home,” Gundersen tells us.
“It exudes light and is perfect for exhibiting art, yet has intimate spaces for comfort and conversation. There is plenty of room for guests and entertaining, including a tennis court and a spa in the lower level,” she continues. “All areas were well thought out to really be used and enjoyed. These developers only do one project every few years because they focus on what is important to the buyer and producing something that is high quality and beautiful. We are thrilled for the new owners who recognized this incredible opportunity and can now call this very special property ‘home.’”
The builders, Peluso and Perrillo, are experienced builders who have been developing homes in the Hamptons separately for over 20 years, but have recently taken on projects together.
“The style of the home is modern shingle style. Given the historic nature of the street, we felt it was important to make the home feel contextual with its neighbors. Blending cedar shakes, modern window walls and minimalist interiors the property has a clean, fresh and timeless look,” says Peluso.
Their approach is to build a custom home without a specific buyer, instead of a “spec” house, which tends to have a broader appeal. Their first project together at 15 Wainscott Stone Road sold in 2021 for its full asking price of $11.5 million and was also listed with Gundersen and Brennan.
“This home will always look stylish. Calvin Klein once told me ‘Simplicity is elegance’… and it is a credo we incorporate into the design of our homes,” he adds. “If spaces are overly complicated, they leave people feeling unsettled and uncomfortable. 201 Sagaponack has living spaces that are soothing and reduce stress as soon as you enter them. In addition, the walls of glass and high ceilings are specifically tailored to showcase the buyer’s art collection.”
There is also an oversized heated gunite pool that features a sunshelf and integrated spa and a 500-square-foot pool house with a full bathroom, living area, kitchenette and washer/dryer, plus an outdoor shower. In addition, the property holds an all-weather sunken tennis court with US Open colors and a stone patio with a built-in BBQ with an outdoor refrigerator and sink.
Other amenities include a Kohler whole-house generator and an 18-kilowatt solar power home system.
