A Cutchogue house, previously listed at $7.8 million, is available for sale through a private luxury auction that will wrap up next week. Paramount Realty USA has set the reserve, or minimum bid price, substantially lower at $4.95 million for the modern, newly-built house at 15105 Oregon Road.
It is the second time the 7,000-square-foot house on a 5.8-acre property has gone to auction. In 2022, it was offered in a Paramount Realty auction with a reserve price of $5.8 million.
“A little over a year and a half ago, we auctioned part of the property that we are currently offering, along with a lease to a third-party vineyard management company for the balance of the property,” Misha Haghani, the founder and CEO of Paramount Realty USA, explains. “There were no acceptable bids above the reserve price in 2022. This time we are running an auction process for all the property, including the vineyards, and with no lease to a third party — and at a reserve price that’s $1 million less.”
Bidding is now open through Paramount Realty’s website and will continue through Tuesday, May 21 at 4 p.m. A final tour of the property will be given on Sunday, May 19.
“This home, constructed in 2022, is modern, full of amenities, and at one of the highest price points in this marketplace,” Haghani says. “For a property like this, where there aren’t many relevant comps, selling by auction is appropriate because it truly is up to the buyer what the property is worth.”
The six-bedroom, eight-and-a-half-bath house offers 14-foot high ceilings and 12-foot tall windows and sliding glass doors that let in plenty of natural light and views of the four acres of vineyards.
Designed by Specht Architects, the residence sits on two acres and features an open layout ideal for entertaining indoors or outside, where there is a gunite pool and a custom sunken fire pit. The house also offers a rooftop lounge with an outdoor kitchen/wet bar, which has, like the indoor kitchen, state-of-the-art, high-end appliances.
