Another day, another record for Dune Road.
The sale of 83 Dune Road in East Quogue came in at $18.75 million, making it not only the highest priced transaction on the famed oceanfront stretch this year, but also the biggest sale west of the Shinnecock Canal in 2021. The closing took place on August 31.
The biggest sale west of the canal remains 124 Dune Road in the Village of Quogue, which sold at $22.5 million, a million and a half above the asking price, last year, Robert Canberg of Compass said at the time.
As for 83 Dune Road, the seller is Bill Zysblat, a business manager and accountant who has worked for many rock ’n’ roll icons, including The Rolling Stones and the estate of David Bowie. Robert Murray, Amanda Murray and Meredith Murray of the Corcoran Group, who had the listing for this 7,000-square-foot oceanfront estate, raved about the experience.
“The seller was among the nicest clients we’ve ever dealt with,” Robert Murray says. “When Corcoran first sent a premier photography team out from New York to take photos, videos and aerials, Bill not only ordered in lunch for the crowd, he then ran around himself, moving tables and chairs out onto the poolside patio to make everyone comfortable. ‘I’m just an accountant,’ he said humbly. He didn’t mention how he’d figured out how to structure the tours and business affairs of some of the most celebrated rock and musical groups in the country so successfully that he became a famous name in the music industry himself.”
Another interesting fact is the house was featured in the 2014 movie The Other Woman, starring Cameron Diaz and Leslie Mann, who tried climbing over the gate in a comical scene.
The property was originally brought to market on August 30, 2015, for $22.95 million. It went off the market in 2018, went on and back off again over the next two years, but then came back on in April of 2021 for $19.495 million.
The buyer, who has not been publicly identified, was represented by Kevin Sneddon and Cindy Scholz of Compass. Both declined to comment.
The previous record was only recently set by the sale of 244 Dune Road in Quogue, which traded for $18.5 million. The 13,200-square-foot contemporary home, represented by Enzo Morabito of Douglas Elliman Real Estate, went on the market in April and quickly found a buyer.
At the time, Behind The Hedges reported 83 Dune Road had gone into contract, but we did not know for exactly how much. It was last listed for $19.495 million.
The gated property features 167 feet of ocean frontage. The main house offers lots of outdoor and indoor entertaining space with ocean and bay-side decks. The seven-bedroom home also has a library, an office, a movie theater and a dance studio/billiard room.
The interior has intricate detail work, like custom wall detailing and curved stair treads in the entry or hidden file cabinets in the office. Quarter sawn oak floors and field-cut bead board walls are featured throughout the house.
A three-bedroom guest cottage includes a caretaker’s apartment below, and a large pool house provides a full kitchen that overlooks the heated salt water pool and Har-Tru tennis court.
