$18.5 Million Dune Road Sells Amid Flurry of Activity West of the Canal

A massive oceanfront estate on Dune Road in Quogue sold for $18.5 million, making it this year’s top sale in the hamlet to date during what appears to be a surge in demand for properties west of the Shinnecock Canal.

Enzo Morabito of Douglas Elliman Real Estate had the listing for the 13,200-square-foot contemporary home at 244 Dune Road. The eight-bedroom, 16-bath home, which boasts a a unique curvilinear design, went on the market April 14 and quickly went into contract.

“It’s no wonder this special home found an owner so quickly,” Morabito says. “With spectacular sunsets over the bay and incomparable amenities, it provides all the best of a private resort. This beautiful, turnkey oceanfront property is the highest priced trade on Dune Road so far this year, but still offers incredible value west of the canal.”

The last asking price was $19.8 million.

There’s also another big sale underway on Dune Road. We hear that the sprawling oceanside house at 83 Dune Road in East Quogue, that had been listed at $19.45 million, is in contract. Meredith Murray, Robert Murray and Amanda Murray at the Corcoran Group hold that listing.

Just before the first of the year, a 10,700-square-foot oceanfront house in Quogue Village sold at $22.5 million, a million and a half above the asking price. The 124 Dune Road transaction was the most expensive residential sale west of the Shinnecock Canal not only in 2020 but in history, Robert Canberg of Compass, who put together the deal, told Behind The Hedges at the time.

The previous record was $16.5 million in 2017.

So far this year, other notable sales include the bayfront property at 132 Dune Road in Westhampton Beach, which exchanged hands at $9.7 million in February. The 6,500-square-foot house, located on just over an acre, went into contract less than 60 days after going on the market in 2020, according to the listing agent, Jean-Marc Zarka of Douglas Elliman at the time.

“Since 2020, I’ve sold 10 other waterfront homes on Dune Road and the growth in demand and pricing here has been just incredible,” Morabito says.

Some examples of other Dune Road properties Morabito sold: 46 Dune Road in Quogue sold for $9.85 million in April of 2020, while a two-acre property at 226 Dune Road in Quogue sold in November of 2020 for $7.5 million.

There is still plenty to scoop up on the famed stretch of road, though. Morabito has five active listings on that stretch of road alone. Topping the list is a $16 million oceanside home at 214 Dune Road in Quogue. The 8,000-square-foot house sits on 1.4 acres with 103 feet of ocean frontage. It also offers views of Penniman Creek and the surrounding conserved land just across Dune Road.
