The Kupferberg Orlando Team at Douglas Elliman is proving real estate agents can be a key part of new construction, working with builders and architects, long before houses are built or listed.

Tracey M. Kupferberg and Lindsay Kupferberg and Terri Orlando, of Douglas Elliman, specialize in new construction on Long Island’s North Shore. “New construction can be a great way to get the house of your dreams,” Tracey Kupferberg says. “We bring an added dimension to the project whether it’s for a builder, an architect or a resident.”

They focus not just on listing and marketing a property but working with builders, architects and interior designers to build houses that tap into demand and design trends. “It’s a collaboration. We all work together to create something even better. Instead of limiting yourself to what’s out there, we bring expertise and focus to new construction,” Kupferberg continues.

“There’s very little inventory now. New construction can let builders and architects create a house in tune with the times and give buyers what they want, if it’s done right.”

The team has worked with some of the area’s top architects on new construction, including James DeLuca of DeLuca Designs Architects located in Cold Spring Harbor. In business for over 30 years, DeLuca provides custom architecture, interior space planning for custom homes, renovations, alterations, additions and accessory structures across the North Shore of Long Island.

The Kupferberg Orlando Team worked with DeLuca on 55 Old Tappan Road, in Lattingtown, which sold for $3.2 million, and 21 Wenwood Drive in Brookville, which sold for $4.7 million.

“We start with a great team and a talented architect,” Kupferberg says.

The idea is for new construction to be rooted in what real estate buyers are looking for.

“Rather than one person, you get their whole team,” she continues.

Previously, Kupferberg was a member of the sales team for the $400 million luxury condo development at the Ritz-Carlton Residences in North Hills. In 2022, her team was recognized as Douglas Elliman’s #1 Team in Locust Valley by Gross Commission Income.

The Kupferberg Orlando Team are the real estate agents for a beautiful new construction house designed by DeLuca at 3 Donna Drive in Upper Brookville. With six bedrooms, an in-ground, heated saltwater pool and a cabana, the 7,000-square-foot house on two acres is designed to be somebody’s dream house.

“They do a lot more than list, stage and help sell a house,” DeLuca says. “They can be true partners in the process, helping create a house well positioned for the market.”

The Kupferberg Orlando Team can help with floorplans based on a resident’s lifestyle. One floorplan at a recent project initially was designed with a primary bedroom downstairs.

“Parents with smaller children want to be near their children upstairs,” Kupferberg says of a project where plans were reworked. “They don’t want to be on a different floor from their kids.”

They can work with the architects that builders prefer, but also can bring in architects and help residents select locations, builders, finishes and more.

“Many people think they should limit themselves to what’s out there, because they don’t know the process of building a new house,” Kupferberg says. “We can help find land, recommend professionals and advise.”

They can help builders, architects and residents get what they want from details to the dream, not just selling or helping find a house, but helping shape it into a dream house.
