It seems like most Hamptons homes have outdoor kitchens. They have become increasingly popular in homes both big and small. They not only improve upon a backyard oasis, even if it is only for three seasons, but they also increase the resale value of a property. Plus, they just seem to be part of the expected amenities in homes of a certain price point, much like a pool. We asked real estate agents on the East End: How important is an outdoor kitchen to buyers on both the South Fork and North Fork? At what price point do you advise sellers an outdoor kitchen of some variation is a must? And what features do you look for specifically in a certain price point?

“An outdoor kitchen holds significant importance for buyers in the real estate market. It is no longer just a luxury, it has become a highly desirable feature. Buyers are drawn to the idea of having an outdoor space that offers both relaxation and the opportunity to
entertain guests. It has become an integral part of buyers’ vision for a dream home. An outdoor kitchen is considered a top priority for many buyers in their property search. For sellers, the ideal price point to consider an outdoor kitchen as a must-have feature is generally above $3 million. Properties within this range attract buyers seeking these types of amenities and a distinct lifestyle upgrade. To meet these expectations and stand out in the market, including an outdoor kitchen is crucial. By investing in an outdoor kitchen, sellers can enhance the overall appeal and desirability of their property. The most sought- after features in an outdoor kitchen vary but include a well-designed barbecue grill, ample counter space, and comfortable seating areas. As the price point in- creases, buyers expect additional features that elevate the outdoor kitchen’s appeal. These may include pizza ovens, ambient lighting, and fire pits. By incorporating these features, sellers can enhance the overall value and desirability of their property in the respective price ranges.”

“An outdoor kitchen is essential — it’s the heart of the back- yard. My clients want to be able to enjoy their backyard as much as possible throughout the year, and that means three seasons of entertaining guests and family meals on the patio. While the concept isn’t necessarily new, more developers are upping the ante these days with elaborate outdoor kitchens that have everything from built-in barbecues to ice machines, to bars with seating for 12.”

“Summer evenings grilling in the backyard in an outdoor luxury kitchen brings limitless enjoyment. And the bonus is that outdoor kitchens are a great resale tool. Besides the interior looking updated and sharp, creating the idyllic outdoor oasis is essential for all
price points. Most buyers focus on easy living and a fully equipped outdoor kitchen and space provide an optic that is often overlooked. Outdoor TVs, a wine and beverage fridge, along with ample seating, offer a quality of life that moves the needle. I advise sellers of all price points that an outdoor kitchen is essential and worth the investment. If there is an inviting outdoor space, it is a sure tool to attract buyers and renters, especially as the majority of buyers are looking for potential investment opportunities as it relates to rentability. As the outdoors have become more ‘in’ than ever before, offering this amenity is key to securing both buyers and renters alike. Outdoor amenities have become paramount. The discerning buyer wants a designer outdoor kitchen, a rectangular pool where swimming laps is possible, and an outdoor shower is always a must, even at any price point. Buyers now want design and practicality and will even reprioritize the property’s location if the right amenities are there.”

“Outdoor kitchens have become a very common amenity mostly for the ease and convenience whether it is for a family barbecue or a catered event having the additional cooking and preparation space is helpful, there is less traffic in and out of the house, cleanup is easier, and less wear and tear on the main kitchen. They definitely add value and help with any resale, as most outdoor kitchens with plumbing and electricity require permits, it is another item on the check off the list for the new buyer. Size or price point is not a concern as there is a size and variation to suit and enhance every property.”

The larger a home’s price tag, means more is expected of the outdoor dining/relaxing space. It’s a must-have at the $10 million-plus price points. We are a place where people come to get away from it all and enjoy our beautiful natural setting. It’s part of what makes our region so special. My listing at 67 Hither Lane in East Hampton is one of the very best examples. It boasts an amazing seamless space that has sliding glass doors that completely open up to a spectacular covered eating and sitting area, with a large cooking station and barbeque. The lucky new owners and their guests can make an evening out of it by utilizing the automatic insect screens that come down, the fireplace and the incredible sound system. It’s the ultimate place to enjoy both in the summer and cooler months. Another in-demand feature is a large adjacent hot tub that includes a waterfall into the pool. It’s a wonderful amenity — whether for entertaining or just for two.”
